The masterplan will create a community of around 10,000 new homes, 45,000 m2 of employment space, a new country park, new infrastructure (including a new Radial Distributor Road), two primary schools, a secondary school, early year and child nursery provision, multifunctional green infrastructure and nine travelling show people plots.
The technical assessments for Zone 1 (1,500 homes, mixed use employment, education, community and green infrastructure on 82.5 hectares of the site) considered the impacts of the adjacent mineral extraction, local odour sources, and the impact of the River Chelmer located 250m to the southwest.
Logika also undertook the co-ordination and document production of the EIA, air quality, biodiversity and noise assessments for Zone 2 (344 hectares). The proposals included 3,500 homes, mixed use employment, retail, leisure, education, community and green infrastructure. The EIA considered a complex future baseline to include the operation of a consented bypass within the site, and amended ground levels from the completion of the existing mineral extraction and the phased operation of Zones 1, 3 and a new distributor road.
