Technical input for the outline planning application for the CCRC, including up to 1,300 homes and purpose-built care, health, wellbeing and lifestyle facilities adaptable to meet peoples’ changing needs.
The air quality assessment considered the impacts of road traffic emissions generated by the proposed development on the local area, including in the nearby Elstree Air Quality Management Area and the suitability of the site for the proposed uses.
The water team developed a Sustainable Drainage System which will manage surface water runoff.
The noise team developed the necessary measures to mitigate the noise from the M1 adjacent to the site, and also carried out sensitivity analysis to assess noise impacts from any outdoor music/events.
The climate change team calculated the greenhouse gas emissions over the lifetime of the development and ensured numerous mitigation measures were embedded so that it was resilient to future climate change hazards.
